Preacautions to the buyers
- When u are buying any property examine the title deeds and encumberance certificates to confirm the ownership, ask for photocopies of the all deeds of title related to the property to be purchased.
- Check whether all types of like property tax, water and electricity charges, society charges, maintenance charges are paid and collect the receipts.
- Collect permission, sanction, no objection certificate of various authorities such as the (a) society (b) the income tax authority (c) Municipal Corporation (d) the competent authority under the Urban Land Ceiling and Regulation Act (e) any other authority.
- Always insist on pre-approval letters from the banks which minimizes the risk.
- Collect the original documents from the seller as soon as the registration is completed.
- Change name of the holder of the property to the purchaser in the records of the society, electricity company, municipal corporation, Index II etc.
